What we did
The client retained the BSF team to undertake a search and recommendation for them. We presented to the client with pricing for purchase, renovation, target valuation and rental income yields.
What we achieved
Our recommendation was to purchase a former commercial property and convert it to 2 self contained flats. The client agreed to proceed. We oversaw the purchase, designs for conversion, planning permission and building regulations approvals, contractor management and final fit-out.

Client Objective
The client was unhappy with his existing property management as there were regular requests for maintenance works and the client was unable to check if this was genuine or fictional.
What we did
The client asked BSF to undertake an assessment on the previous 3 years performance of the property with the property management company. We highlighted the property was being let out at below market rates, there were multiple requests and approvals for the same work, some mandatory requirements were not in place (Electrical Safety Certificate, CO2 detectors) which exposed the client to legal action.
What we achieved
The client terminated the contract with the existing property management company and appointed BSF to take over management. We did a site visit to meet the tenant and undertake a full assessment of the property and new tenant contract. A minor works schedule was drawn up to freshen up the property and align the rent to market rates. We also introduced them to a professional Tax Advisor who undertakes their annual submissions to HMRC

Find a property that required a full refurbishment which could be converted from a single dwelling into multiple dwelling
What we did
The client retained the BSF team to undertake a search and recommendation for them based on their budget and geographical choices.
What we achieved
Our recommendation was to purchase a former commercial property in a residential location. The opportunity was to convert from a single dwelling to 4 self contained units. The client agreed to proceed. We oversaw the purchase, designs for conversion, planning permission and building regulations approvals, contractor management and final fit-out.
